Home Warranty Insurance (Statutory Warranty)
All residential building work over $20,000 in NSW is covered by Home Warranty Insurance (also known as Home Building Compensation Fund). This is a legal requirement and protects you if:
- The builder dies, disappears, or becomes insolvent
- Defective work appears during the warranty period
- The builder fails to rectify defects as required by law
Coverage Periods:
- Structural defects: 6 years from completion
- Major defects: 2 years from completion (non-structural but significant issues)
- Minor defects: Up to 12 months (cosmetic or minor workmanship)
We provide full Home Warranty Insurance documentation at contract signing. You're protected by law, no matter what.
Our Workmanship Warranty
Beyond the statutory requirements, we stand behind our work with an additional workmanship warranty that covers:
- Quality Craftsmanship: All work is completed to Australian Standards and best-practice building codes
- Materials & Finishes: We use quality materials and trusted suppliers. If something fails prematurely due to defect or poor installation, we'll fix it
- Concrete Work: Our concrete slabs, driveways, and decorative finishes are warranted against defects in workmanship (cracking due to poor reinforcement, incorrect levels, poor finishing)
- Structural Integrity: Framing, roofing, and structural elements are built to last decades, not just years
If an issue arises within the warranty period and it's due to our workmanship or materials, we'll rectify it at no cost to you.

- Structural defects (foundation, framing, roof)
- Major defects (faulty waterproofing, significant cracks)
- Workmanship issues (poor finishing, incorrect installation)
- Material defects (within manufacturer warranty period)
- Plumbing & electrical defects (installed by us or our trades)
- Concrete cracking due to poor reinforcement or preparation
✗ Not Covered
- Normal wear and tear (scratched floors, worn paint)
- Damage from misuse, abuse, or neglect
- Modifications made by others after handover
- Lack of maintenance (e.g., unsealed timber, clogged gutters)
- Acts of God (flood, fire, severe storm damage)
- Cosmetic defects reported after 12 months
How to Report an Issue
If you notice a defect or issue during the warranty period, follow these steps:
- Document the Issue: Take clear photos and note when you first noticed the problem.
- Contact Us: Email or call us with details and photos. We'll respond within 2 business days to arrange an inspection.
- Inspection: We'll visit the site to assess the issue and determine the cause.
- Rectification Plan: If the issue is covered under warranty, we'll outline a plan to fix it and schedule the work.
- Completion: We'll complete the rectification work and follow up to ensure you're satisfied.
Response Times: We aim to respond to all warranty claims within 2 business days and complete rectification work within 14–30 days, depending on the issue.
Maintenance Recommendations
Proper maintenance extends the life of your build and helps prevent issues. We recommend:
- Annual gutter cleaning to prevent water damage and overflow
- Regular sealing of timber and concrete (every 2–3 years for decks, driveways)
- Check and clean weep holes to ensure proper cavity drainage
- Inspect grout and caulking in wet areas (bathrooms, kitchens) and re-seal as needed
- Service air conditioning and heating systems annually
- Monitor for cracks or settling in the first 12 months and report any concerns early
At handover, we'll provide a detailed maintenance guide specific to your build.
Manufacturer Warranties
Many products we use (windows, appliances, cabinetry, fixtures) come with their own manufacturer warranties. We'll provide you with:
- Full documentation of all manufacturer warranties at handover
- Contact details for warranty claims on appliances and fixtures
- Guidance on how to register products for extended warranties
If an issue arises with a manufactured product, we'll help you navigate the warranty claim process and liaise with suppliers on your behalf where possible.
